Building Brokers are coming of age in Australia and more people are considering using a their services to help them realise their dream of building their new home. In previous years the kind of services provided by Building Brokers was reserved for affluent buyers who could engage the services of an Architect. However, due to the highly competitive building industry Building Brokers are making expensive Architects a thing of the past.
Several choices exist when choosing how to build a new home. You can go directly to a builder, often by way of their display home, use an Architect which will involve considerably large upfront fees or utilise the services of a Building Broker.
Each scenario presents different options and it would seem that Building Brokers have the most to prove as the newest contestant in the competitive arena of home building. This is where we could be looking at various similar services and how they compare to each other. However, the reality is that the services are that similar it probably comes down to personal preference. But, there is one major draw card that Building Brokers bring to the table that neither Architects or Display Home Builders can, and that's savings. We're not talking small talk here either, we're talking big bucks folks. Building a new home can often be 10% cheaper - now that's a pretty strong argument.
How is this so? I can hear you ask. It's all due to the business model of building companies and the leverage used by brokers with their sales. The average display home builder will spend a large percentage on their total marketing costs. Those marketing costs include the holding costs for the display homes in one or many display villages, extensive online and offline advertising campaigns, sales commissions and referral fees, brochure production, design and research costs, the list goes on.
When a Building Broker gets prices to build they bypass these costs where builders are instructed to only price the building cost of the home plus a percentage for the construction phase and their expected profit only which can end up wiping a lot of money off the sales price of the home! Now there are some fees associated with using these services which getting added to the builders price, but it is only a fraction of the normal sales and marketing fees normally included ฝากขายที่ดิน by each builder.
For an average $350,000 it's common for new home buyers to save $35,000 and if you're a long way north of that figure and considering building a $1,000,000 home a $100,000 discount is very feasible. Many builders are now approaching more and more Building Brokers for sales as they realise their antiquated methods may be pricing them out of the market.
