How to Become a Professional Home Builder - Pitfalls of Contract Building - Communications

Building a home for someone is like being married to them and like any good marriage, you've got to have good communication. This is so true between the owner and the builder. This is one of the main things that made me dislike contract building and is probably why I remained unmarried for many years. After talking with subs all morning and all evening the last thing I wanted to do was call a homeowner and recap my day with that homeowner. What happened, what went wrong, what's going to happen tomorrow and all this kind of stuff. I didn't enjoy doing that, and I still don't to this day. But when you build a home for somebody else you've got to have great communication. And by that I mean you have to be willing to keep the owner abreast of what's going on. The main thing you have to do if anything goes wrong, such as foundation cracks or improper measurements, is call that owner immediately. Tell him what happened. Tell him how you're going to solve the problem. Compromise if you have to. Solve the problem! Because if he finds anything wrong prior to your telling him then all of a sudden he doesn't trust you. And that is a terrible place to be during the construction of a home - not being trusted. This is especially true if you are building for someone who is constantly visiting the job site.
