Many of you have heard the old adage that you never get a second chance to make a good first impression. Well, that is especially true on a home. So I'm going to tell you how to build a good first impression. All of these items will make or break your appraised บ้านมือสอง value and salability.
1. Entry Foyer
Have you ever walked up to a home and you were so impressed with its beauty, landscaping and front entry? Then open the door and you think, is this all there is? I mean it's such a letdown. It's very important when you walk into an entry, that the entry on the inside of the home be the best it can be - based on the size home and the budget you're working with. Even on a small modest home, spend a little extra on some molding or flooring and make the entry visually pleasing when the people walk through the door. If the artist architect didn't design the entry, I'll explain later which team member will jazz it up.
2. The Master Bedroom and Closet
After they've walked into the home, the customers are very excited up to this point. They now walk into the master bedroom. In the master bedroom you need to have, based on the size of the home and your budget, as much space and closet space as possible. I really don't care that much about the other bedrooms as long as the master bedroom is okay. I've found that as long as the master bedroom is okay then everything else is okay. Put as much space as you can in the master bedroom with as much closet space as you can. In larger homes, this has turned into a self-contained master suite with seating areas, a fireplace and refrigerator.
3. The Master Bath
The master bath in larger homes has turned into a whole separate area. So whatever the current situation (consult your local real estate agents,) you need to incorporate those features into the master bath. Even in a smaller, more modest home, perhaps include a larger tub or extra mirrors or something the buyer wants. The master bath is a very important place to spend money. This is where the kitchen and bath designer [success team member] is extremely significant. I'll talk about this member in the next section.
4. The Kitchen
Finally, if they have not decided on the home, the coup de grace will be the kitchen. I talk about this in the How To Build A Home course. The kitchen is the heart of the home. Everybody that comes to your home will congregate in the kitchen. For some strange reason I've always been fascinated with the kitchen. Even when I built small little starter homes, I had a great kitchen. I'm not talking about spending more money. What I'm talking about is design and placement. There are so many things that make up a good kitchen and a good bath. So the other Success Team Member is a good Kitchen and Bath Designer. If you don't have money in your budget for a professional like this, there are books available on kitchen and bath design that show you all the unique things that make up a good kitchen and a good bath. Places like Home Depot and Home Expo not only have books on kitchen and bath design but they will do basic design work for free in order to obtain your cabinet business.
