Many of you have heard the old adage that you never get a second chance to make a good first impression. Well, that is especially true on a home. So I'm going to tell you how to build a good first impression. This items will make or break your saleability.
Decorating
This brings us to another success team member, an interior designer. In the past I've had couples take this course. There was the husband. He was going to be the builder. His wife was going to be the interior designer and they had this great little team worked out to move on down the road into the future. Well my feeling on this matter is that choosing colors and wallpaper and this kind of stuff is a God-given ability, and you either have it or you don't. I know for myself, I can't even purchase a shirt and pair of pants without someone assisting me. Once they complete my ensemble, I feel as if I have a good idea for saying yes that looks good or no that doesn't look good, and I get a lot of confirmation that yes, you're right, that does look good.
The same is true with interior design. If you don't have this ability you must be honest with yourself and hire someone to handle the interior decoration.
A number of years ago I had a student take my course. This student was a house designer, and he designed a beautiful house plan. It was just absolutely gorgeous. He was hesitant about building the home, but I encouraged him and he built it. A number of months later he contacted me and said he was unable to sell it. During our conversation, he implied that I talked him into building the home. I did feel a certain amount of responsibility and I couldn't imagine what went wrong. I went to the subdivision. I knew the location. It was a great location. I drove into the subdivision and there was the home. Unlike many homes that don't look as good as the drawings, this home looked better than the drawings! I could not imagine what was wrong, until I walked inside the home. He had let his wife decorate it, and it was one of the worst decorating jobs I've ever seen in my life.
If you ask my advice, I'm not going to pat you on the back and tell you everything's okay when it's not. I'm going to talk to you like a Dutch uncle. With this builder, I had to be up-front and say, "I don't want to hurt your feelings but the decorating in this home is terrible." His wife was there. It did hurt her feelings but he was in such a difficult situation that he needed to listen to some good advice and he listened to me. I gave him some names and numbers of decorators I could recommend to come in and assist him. They repainted some areas, redid some fixtures and he sold the home.
This is extremely important and the beauty of it is you can get some of these professionals for as little as $150! The reason you can get them for such a small amount of money is because you're going to pass your customer on to them. They now have a chance to get the residual business such as drapes and furnishings. I worked with an interior designer that also owned a retail store. I had my customers go to his store to pick out wallpaper and flooring and I'd purchase those items through him. If the customer went over budget, the customer would pay the difference. It didn't matter to me. It made me look good because I could send my customer to my interior designer. I didn't want to fool with any of this. Even before the home is sold, I have the interior designer select the colors for the home, interior and exterior. I have them choose the molding, the wallpaper, the appliances, the bath fixtures and the light fixtures. Then I have them critique my plans before I begin construction to ensure that window and door placements are in the proper location for furniture.
The interior designers can work wonders with paint and molding. There are times when you should not use wallpaper. Paint is less expensive and in many cases may be more attractive. The conclusion? Interior designers are well worth the money.
The interior designer will need to choose neutral colors. You don't want to make a strong statement on a home to build. For example, you don't want it to look feminine or masculine. A good designer knows how to do this.
A lot of builders make the mistake of leaving off items they think the customer will want to choose such as carpet or light fixtures. Don't do this. Most people have no conception of what things are going to appear when finished. Go ahead and complete the home, totally. I'd rather have my professional do it than to see an unknowledgeable purchaser botch up my beautiful home.
I had a student build a very large beautiful home in a very difficult time period. As a result, he could not sell it. I suggested an idea I had heard from someone else. It was to go ahead and complete the home with standard furniture, artwork, wallpaper and paint. You'll then have a model to show prospects. It's common knowledge that a decorated home sells quicker than an undecorated home. You can arrange for a furniture store and other stores to loan items on consignment. That idea sold not only the house but also over half of the furnishings in the home.
