How to Become a Professional Home Builder - Pitfalls - Home Warranties

If you're not a member of any warranty program, you need to give the owner at least a 12-month written warranty in writing. If you don't put it in writing, stipulating a time period, then you theoretically could be held liable for the rest of your life. So it's as much for your sake as it is for theirs that you put it in writing and put a time period on your liability.

Home warranties have become a fact of life. Regardless of how good you are most customers want a professional home warranty. But these programs are good for the builder for several reasons. One reason is some programs designed for professional builders have spent literally millions of dollars in legal fees writing and rewriting these warranties and testing them in the courts. So you get the benefit of all these legal fees and advice for a very small sum of money. The second point is that the warranty clearly defines to the customer and courts what the customer is responsible for and what the builder is responsible for. This could save you if you ever have to go to court with an unhappy owner.

As a beginner building your first คอนโด home, you need to offer a warranty to your client. The fee could be from one to two thousand dollars depending on coverage. You may think that is too much money. I'm warning you, one little mistake or one lawsuit could cost you a great deal more....much more than you think. The Solution! Add the warranty cost to the price of the home and you'll sleep better at night, and so will your client.
