How to Become a Professional Home Builder - What Sells a Home - Part I

Many of you have heard the old adage that you never get a second chance to make a good first impression. Well, that is especially true on a home. So I'm going to tell you how to build a good first impression. All of these items will make or break your appraised value and saleability.

1. Drive To Home

How many times have you been to a subdivision and when you get off the major road from a given city you drive past some kind of eyesore, like a garbage dump or junk yard. It just leaves a bad taste in your mouth as far as getting to the subdivision. The major artery to the subdivision that you're going to build in needs to look good and it needs to feel good. Many times you must go through Phase I of an older subdivision in order to get to a new development or Phase 2. It's very important that Phase 1 be comparable or better than Phase 2. Most people have no desire to drive past a $100,000 home to get to their $600,000 home. If anything it should be the reverse.

2. Traffic

Homes on a major thoroughfare take longer to sell and are reduced in value at least 10%. If you can build on a side road or in ฝากขายคอนโด a cul-de-sac where you have very little to no traffic it will be more conducive to the buyer.

3. Corner Lot

Now this surprised me because I've always liked a corner lot, but over the years I've concluded that most corner lots don't carry as high an appraised value. I've heard several reasons for this. I remember one individual in our class said, "Well all the kids in his neighborhood drove across the corner." Another individual commented that every time a car turned the corner at night its headlights went through his bedroom window and became a distraction.

4. Noise

I remember a lot that I was considering buying one time and my gut feeling told me to go back and take one last look. While I was there, a military jet flew just at treetop level right over my head. It turned out this lot was right in the flight path for a nearby Air Force base. I could have discovered this by simply talking to the neighbors. A nearby noisy interstate or a development having loud tenants will be a problem for you. Talk with the neighbors.

5. Odors

Talk with the neighbors in a given area and ask them if there are any kinds of problems such as any loud noises, or any odors from any kind of treatment plant or other sources.

6. House Faces A School Or Business Property.

This will cause you lose at least 8% from the value and make it harder to sell your home.
