I was born and raised in Atlanta, Georgia, and I've never seen a bad housing market in metropolitan Atlanta. I went into home building in 1975 when, I was told, it was the worst housing market Atlanta had seen since the Depression of the 30's.
In a normal market, there may be over 40,000 new homes sold in Atlanta in a given year. Back then, there were only about 8,000 homes built and sold annually. I didn't need 8,000. I only needed two or three of them. I noticed those builders that built in good locations, that had good designs and good construction, sold their homes. So even if only ten percent of the homes are selling in a given area, I'll be in that 10% by doing the things we've discussed in these articles.
You'll find in most of the United States, there are better times than others to sell a home. Hopefully you'll have your home ready to sell during that peak time period. Let me explain what I think that time period is for the southern half of the nation. You'll make minor adjustments for the northern half.
I've noticed in home building that the worst possible time to sell a home is between Christmas and New Year's. Right after New Year's, there is a sudden surge in home buying. I'm not sure why. I've heard several people say that it's because a lot of companies have made their decisions about relocations. People also make plans for the new year and decide to purchase a home.
After the new year's surge, home purchases will decline. This may be affected by the severity of the weather. Purchases will increase in mid-March and, depending on the weather, will continue increasing into the summer. Purchases tend to level off in the summer and continue very high up to when school starts. Purchases will then decline until Christmas, and the cycle starts over.
