How Much Rent?

How much rent should you charge on your new rental property? As much as you can, right? You're an investor for a reason and that reason is to make, not lose, money in the near and long term. If the rent is too high then you're not likely to rent it out and if the rent is too low you have an expense instead of a new source of income.

The size or square footage of a property, while a consideration, is not as important as you might think. For example, a 2,000 square foot home should rent for twice as much as a 1,000 square foot home, right? After all, don't appraisers and real estate agents always talk about price per square foot?

Rental income should be determined by what is happening in your local market. For example, you bought a duplex near the college and there are a number of homes and apartments that come up for rent every year. Your rent needs to be competitive with surrounding units.

You can charge more in rent compared to other properties if you can offer more amenities such as a fireplace or a swimming pool or some other perk that other properties don't have. If your property is much newer than others you can charge more as well.

But what if your home is in an area where there are very few, if any, rentals? How do you determine what to charge to maximize your income? First make sure that whatever you charge is enough to cover your mortgage payment, insurance, taxes and expected maintenance costs. Lease agreements allow you to make up for a mistake if you set your rent too low when it comes to time to renew a lease. If you put your house up for rent at a certain price and the phone doesn't stop ringing then you know you've listed it too low and maybe you should adjust your listing a tad.

The right rental amount isn't rocket science nor is it a mathematical formula. It may take a bit of adjustment over a period of time but you'll soon find your sweet spot with a little patience and practice.
