What is the value of a Home Inspection? During a Home Inspection we noted a lack of flashing between the deck and siding early in the inspection. During a Home Inspection, the very last thing checked is the crawl space. The ฝากขายทาวน์เฮ้าส์ lack of flashing allowed water to travel behind the siding and attack the wood foundation wall and framing. This is where rotten wood framing was discovered.
Further investigation revealed that the wall and framing components were wet and soft to probing (i.e. rotten). The rear deck and siding will have to be removed to fully assess the damage. This is a significant amount of work and a major repair. This is why a home inspection on a new house is so important (it is important on all houses but many buyers of new houses don't feel it necessary to inspect a home). This could have been caught years ago before much, if any, damage had been done.
Yes, rotten wood components around an attached deck is a very common problem. For one, the flashing has to be installed properly. And two, if gutters are not installed on the house, a lot of water can run off the roof, splash off the deck onto the siding and finding its way through small voids in caulk and around doors.
Luck was on the side of the homeowner in this case because termites had not found the moist wood. If they had, the damage could have been even more severe. The key to protecting your home is knowing your home, maintaining it and inspecting the crawl space regularly.
