"It is way easier to get into a deal than get out of a deal" a wise real estate investor once told me. Any real estate investor who has ever seen a deal go sideways or regrettably acquired a deal which turned out poorly and ultimately lead to a loss will concur with this statement. When anyone looks back on their bad deal(s), there may have been one thing, which if considered more carefully at the time could have prevented a loss. And often the way to prevent a loss is by passing on the deal entirely.
