Qualifying a home builder is no easy task. There are so many variables that come into play which make it very difficult especially for the novice buyer. For example, you may have heard bad stories from a friend about a builder they used, but you may also know that your friend is extremely pedantic and totally unreasonable with very small things. It's probably fair to assume they would be the same with the builder, and perhaps make mountains out of mole hills.
However, they may be exactly right, so how can you know who you should trust to build your new home? Here are a couple of tips that you should look for when deciding who is right for you.
What is the builders history?
It's probably one of the most important factors to consider. What is your builders history? If you're considering using a large building company, you will want to see that they have been recognised for their work in the industry, often through industry awards such as the HIA or MBA home building awards. However, if it's a small volume builder, they may not have many or any awards. So you should try to find out the history of the builder. They may have been associated with a very successful builder for many years when that builder was recognised and awarded. They may have also held senior roles in the larger awarded companies that contributed to that companies success, and also the individual builders training. This should give you the confidence that they are capable to deliver your home.
What is their reputation like?
Positive reputation takes years to build and some of the best builders may not have been around for years and may not have build enough volume of work to get wide spread referrals. Also, a building company is only as good as its current staff - home building is not a matter of selling stock like a retail outlet, it is based on skill and expertise of the individuals employed by the builder. Because the building work is mainly fulfilled by the site supervisor and his or her tradesmen it's important to know how long that site supervisor has worked with the company and what his previous clients think of their building experience. Give a few companies a call and ask for references of homes built in your area. This will quickly assist you to assess their reputation. In some cases I've been told by a builder that they can't or won't provide names - บ้าน มือสอง if that ever happens to you then my advice is to stay away!
