If you are in a hurry, a loan officer may be able to help you understand about construction loans and how pay outs work as the construction is in progress.

Of course you must speak to building contractors to get a good understanding of how much you might pay per squarefoot for the homesite you want to build on.

Don't forget about the cost to build a driveway or road to your new home and if it needs wells and a septic system. Those sort of things are typically in a rural area or one less developed.

Of course there are other expenses as well. You have to buy the land. Spend time driving around and getting information about zoning laws titles, easements, codes for building. It takes a lot of resources. Not something to consider doing on your own. There are reputable professionals out there that can assist you.

It is important to create a budget that you can afford and do all you can to stay within that budget. Invariably there will be over runs in cost so you should plan for that as well. A good loan officer should be able to help you with that. As well as a good contractor.

Ask around for referrals for loan officers and for contractors. Interview a few of them. Make sure they have done this type of project many times.

One of the most important things you can do is figure out all the materials you want in the home so you don't get like a kid in the candy store while your home is being built and try to add on more expensive items.

Let your family and friends know that you are looking for a piece of land. Talk with a Realtor. Look in the classifieds.

You may be able to deal directly with the seller but I do not recommend that unless you are very real estate savvy and have done these deals before.

This is a very time consuming task and it can get frustrating at times but if you have a chance to build your dream home in an area that is where you want to settle down it will be very rewarding. You never know, you may have made it the investment that homes used to be.
