Buying a Home Sight Unseen

You would think that buying a home sight unseen would be unheard of but believe it or not as a busy realtor I have sold many homes to buyers without them ever seeing the home prior to closing on the home. More often, buyers make offers and go fully into contract prior to seeing the home but many time they see the home during the inspection period.

As you might think many of these buyers are investors but considering I do not work much with investors I have still done many purchases for buyers that fully intend on living in the home either full or part-time without them ever seeing the home. Fortunately, to date they have all been very happy with their purchases and everything has worked out beautifully.

Prices being lower than they have in years many people from Canada or the across the country are buying homes in the warmer states as second homes and they often buy them without seeing them personally.

These homes have a good description and usually many photos of the property and its surroundings but I often end up taking many more for them to see prior to making an offer. A drawing of the floor plan also helps them get a feel for the layout. There are times that I have the potential buyer on the phone while I walk through the home describing it to them.

If the buyer is not going to be seeing the home before or during the inspection period they are still able to get a good idea of any possible concerns about the home with the online inspection report and detailed description as well as photos of any possible issue with the home. Photos also include things they might want to see like the electrical box or water turn on ฝากขายอาคารพาณิชย์ and off valves for information later on.

Naturally, most buyers need to see a home and many times more than once before making a big decision to actually purchase a home.

Usually a buyer knows the area they are making a home purchase and most of the time I have found they have actually stayed or visited a particular community that they want to buy a home. A retirement area is one of the most common for homebuyers to buy a home without actually viewing the home. They may know several of the floor plans as well as the community quite well so they are aware of the surroundings of the home they are buying.

Most of the buyers rely on me to give them honest opinions of the builder, location, quality of the home as well as price before making these decisions.

It is advisable for most buyers to view the home or at least see the home before the inspection period has run out so they are not at risk of losing any earnest deposit.
