Buying Waterfront Property - Five Life Saving Tips

Buying real estate is one of the largest decisions that most people make in their lifetime. It affects so many critical aspects of one's future life, including financial security, quality of life and quality of living environment. The decision to buy waterfront property is even trickier than most purchases and very different than buying property in a suburb. There are some simple guidelines that can make all the difference in achieving a successful waterfront property purchase.

Tip # 1

Do a little bit of research. This can be as simple as a few phone calls or a trip to the courthouse for some online research but it can save you a lifetime of grief. Find out the real estate history of the area where you're thinking of making a purchase. You need to know what the condition of the land was before development and if there was any controversy surrounding the development. It's never a good idea to buy into conflict.

Tip #2

Stop by the local morning coffee spot and engage in conversation with the older locals who have lived there for a few decades. Ask some questions. What do they know about the developer and the history of the development? What do they think about the area and what are the good and bad points about living there? They will most certainly tell you in great detail.

Tip #3

You need to know the year-around traits of the water you'll be next to. It might look pristine and perfect today, but what does it look like in late August and early spring? Does the level drop significantly in late summer? Is there flooding in the spring? This can cause significant problems with obtaining an insurance policy. Are there controversies surrounding the water over such things as environmental issues and use issues?

Tip #4

Even if you think you've found your dream house check at least ten similar properties. You may be surprised. You need to see the full scope of what the area has to offer before you make a final decision. When looking at properties never assume anything. Ask your realtor about every detail. For example if you plan to build a dock or a boathouse, put in a septic, add a gas line or grade a frontage road, there may be covenants regulating that kind of work. It is not uncommon for those types of construction projects to be restricted.

Tip #5

No matter what kind of property you are buying, always make the purchase contingent on an inspection. If you need some specific services or improvements on the property make your offer to buy contingent on verifying that you can achieve your goals with the property in question.
