Getting a Home in a Changing Market!

As a real estate agent in Arizona, I am finding that many buyers especially in the lower price range of two hundred thousand are having a tough time getting a home. They are finding very little appealing homes in this price range and when one does come on the market ทาวน์โฮมมือสอง กรุงเทพ multiple offers come in the very first day it hits the market. Our real estate market has changed. Our inventory is so low that we literally do not have enough to keep up with the demand.

Now that is a switch! Just a few short years ago we had more homes on the market with not enough buyers, so what happened? Several things have happened. Interest rates have dropped to an all time low and prices have hit the bottom with financially sound investors and second home time buyers grabbing up the homes, many times for all cash. Buyers are finding it tough to find a home that they like much less obtain it with the heavy competition.

As a buyer you need to do a few things to try and get a home in this type of market. First, be ready with a pre-qualification in hand so you will be ready to place an offer as soon as you find the right home. Have a full time experienced real estate agent working for you. I cannot stress this enough, I have had many buyers that have come to me after trying to work with someone that has another job, does not have the latest fast technology or simply does not have the time and experience to know how to be sure their clients are first to see a home and get them to contract before it is gone.

Be sure you are on an automated search straight from the multiple listing service because any other website is not going to have home on them immediately so you may miss the perfect home. Let your realtor work for you and be sure you are being diligent about checking your email several times a day for the new listings that are automatically sent to you.

Be sure that your realtor knows how to write a contract that will not only be within your budget but will be clean enough to compete with other incoming contracts. The unfortunate part is that other buyers may be paying all cash which means shorter closing dates and no appraisal necessary so sellers will take their contracts over those that require a loan. They can also offer more than list price but hopefully you find a home that is below your budget and you can also offer more than list price if necessary.

If this sounds like how things happened seven or eight years ago you would be correct except for the fact that prices are not likely to inflate like they did back then. Get your game on and get the home you want even if it means being patient on a home being sold as a short sale.
