How much house can I afford?
• Make a list of your monthly income and debt • Check your credit and FICO score • Learn how to use a mortgage calculator and figure out your down payment
Get pre-approval for your loan
• Learn about the different kinds of mortgages • Choose the mortgage which fits you best • Talk to three mortgage brokers or more • Compare mortgage rates and interest rates
What do I need and want in a home
• Where do I want to live (downtown, urban, suburban, rural) • What kind of house do I want (single family, townhouse, condo, loft). • Determine a price range for the home • Determine the size, lot and house • Determine the outside design
What kind of neighborhood do I want?

Find a realtor that is a good match
• Ask friends, family, coworkers for a referral • Think about working with an experienced buyer's agent • Interview several agents to find the best fit • Choose an agent which is experienced and with a good reputation
Look for homes on the local, official MLS and FSBO
• Look at listings online, in the classifieds and online sites like Craigslist • Set up a home tour with your agent of homes you can afford • Go to open houses
Research the homes you want to buy

Making the offer and the art of negotiation

Close the purchase .
• 3 days before make sure to review the final documents to see how the monies will be processed • At closing bring a cashier's check
