25 Things to Look For When Buying a Home

Ready to dive headfirst into the exciting, and sometimes unpredictable, world of house hunting? Whether this is your first foray into buying a house, or if you are upgrading or scaling down, the search is never the same each day. You will find houses you adore, houses that make you think of "Psycho," and many in between. For the serious and casual browsers, there are at least twenty-five things you should look for in your search. It seems like a lot, but if you plan to make a bid you want to be sure you have found out everything possible on the house that could become your home.

So sharpen those pencils, and your vision, and take a look at this house-hunting checklist:

1) Location - This is the obvious first consideration - where is your potential home located? Are you looking within your city or somewhere else?

2) Surrounding homes and neighborhoods - What do the homes next to the one for sale look like? Are they kept well, with nice cars and trimmed lawns?

3) Proximity of schools, churches, etc. - If you have kids and an active social life, you'll want to have easy access to good schools and events.

4) Potential commute times and traffic - Is the house situated in an area known for heavy traffic and slow driving?

5) Potential for weather damage - Are you near the beach in an area susceptible to tropical storms? Check to see if your home is situated in a high flooding area, too.

6) History of crime in area - Is the neighborhood known relatively as an unsafe place due to break-ins and other crimes?

7) Cost of house - How much does the house cost, and is the owner willing to accept a lower bid?

8) Outdoor landscaping and yards - One look at the lawns should let you know how much landscaping and gardening you can expect to do. If you enjoy playing in the dirt, it could be good news, otherwise you'll think about hiring a service.

9) Potential for additions to building - Do you plan to expand to the point that you need more room in the house?

10) Overall health of structure - Does the house look "sound" and firm in it foundation?

11) Room sizes and space - Are the rooms too small? Could a wall be taken down to make room if needed?

12) Closet space and storage - Depending on the age of the house, closets and storage rooms will vary in depth. If you need the room, check space carefully.

13) Kitchen appliances and conveyance - Not all homes come with conveyed appliances. Check to see if you need to buy a refrigerator or washer/dryer with the house.

14) HVAC and plumbing - How does the plumbing look? Can you get hot water when you need it, and is the system for heating and air energy efficient?

15) Paint and wallpaper - Does it appear as though you will need to repaint walls to cover smudges or an attractive color? Will outdated wallpaper need to come down? This will require work on your part.

16) Windows and natural lighting - Is the house lighted well, allowing for natural sunshine where you want it?

17) Detached buildings on property - Is there a shed or other detached storage space on the property? Is it in good condition?

18) Swimming pool and/or Jacuzzi - Does the house come with a pool or hot tub that will require regular maintenance and care?

19) Attic space - Is the attic insulated and spacious, and easy to access?

20) The roof - A roof can be expensive to replace, so if you're looking at older homes especially ask about the condition and age of the roof.

21) Garage space - How big is the garage, if there is one, and will it suit your needs?

23) Fencing - Does your property have fencing? Will the homeowner's association allow you to put up one if you want one?

24) Other bidders - Who else is actively seeking to buy the home? If you are serious about this particular house, keep an eye on other bidders and how much you can offer beyond the asking price.

25) Timeline on purchase - Say your bid is accepted, what is the timeframe between acceptance and getting the keys? Plan ahead for any meetings and negotiations.
