If you're looking into buying a home, you're probably pretty excited. This is okay, it's natural. However, during this time you want to stay focused as well. ฝากขายทาวน์เฮ้าส์ It's easy to get caught up in the excitement of the situation and overlook something that could be a major hassle for you in the future.
So when you go to view a house, keep these four areas in mind. (It wouldn't hurt to take notes now and while you're viewing the house.)
The Approach
As you walk up to the house, take a deep breath. You should already be evaluating the property. Now I'm not just talking about the big picture here. There are some specific things you should be looking at.
How do the driveway and sidewalk look? Are there major cracks that need to be fixed? Are there weeds that need to be tamed?
How does the exterior of the house look? Is the siding in good condition? Are the bricks clean and crack-free?
As you reach the front door, how does the porch area look? Is the porch level? Will rain water drain away from the house?
Is the front door itself in good condition? Will it need to be painted or replaced?
This may seem like a lot of questions, but they are questions that you should be asking. After all this is most likely the single biggest purchase you will ever make in your lifetime.
The Interior
So you've finally made it into the house. You like what you see so far, but you still have a lot to look at.
As you inspect each room, try to imagine what you will use it for. It is big enough to hold the furniture and other belongings you will put in it? Is the carpet dirty or worn? Will it need to be replaced soon?
Are you happy with the color of paint on the walls? This may seem like a minor detail (and overall it is), but it is something to consider as it will add cost to your total bill.
In the kitchen, make sure that you know what appliances come with the house. Do all the appliances work? How old are they? Will they be likely to break soon?
The same idea when you run across the utility room. Find out as much as you can about the furnace, water heater, and sump pump. Do the washer and dryer come with the house or will you need to provide your own?
The Basement
If the home has a basement you will want to spend a little extra time looking around. There are some things you should look for in addition to the aforementioned interior items.
The major concern with basements is leaking and water damage. You should find out about current leaks that may be a problem, as well as old leaks (even if they have been fixed) to make sure there is no surrounding water damage.
The Yard
Finally, you can head out the back door and take a look at the landscaping.
Check to see if the yard has been kept up well or if you have a lot of work ahead of you. Make sure the weeds haven't overtaken the yard or in particular the garden areas.
If there is a deck, is it in good condition? Is the deck sturdy? Does the deck need to be stained?
Is there a patio or terrace? Is it in good condition? What kind of maintenance will the area require?
Please keep in mind that I am not trying to scare you away from buying a house. You should just realize that it is a major commitment and a major responsibility.
It is true that as part of the home buying process you are required to have the home professionally inspected. And it is true that the inspector will go over many of the items that I have listed. However, home inspections do not come cheap and if you can find a problem before you have to pay for an inspection, you just saved yourself a few hundred dollars. So think of your time spent viewing the house as an investment and you will find yourself a house you can be happy with for years to come.
