4 Emotions to Control When Buying Your First Townhouse

You've scrimped and saved to get the down payment on your first Townhouse.

You have been pre-approved for a mortgage and so far you have made all the right moves in the process of buying one of the many Townhouses for sale.

Now it is time to actually go out and inspect some Townhouses with your buyer's agent.

Don't blow it by letting your emotions run rampant.

You do not need to turn to stone but you do need to control your emotions.

If you are a couple consider giving control of this part of the process to the one who is least likely to be ฝากขายที่ดิน overcome by emotional exuberance.

Which emotions are those you may ask?

Let's examine some of those you will experience:

1. Looking at Townhouses you cannot afford

In your search you will more than likely come across Townhouses that are out of your price range but whose descriptions are so mouth watering you just want take a look.

Don't be tempted by this. You will only end up disappointed when you get to the ones you can afford.

Those mental visions of Italian granite kitchens, Brazilian hardwood flooring and stainless steel appliances will be hard to forget when you come back down to earth.

Start by looking at Townhouses that are at the lower end of your affordability barometer.

If you don't find any that suit you work your way up in price until you do.

So emotion number 1 to avoid is:

Don't fall in love with a Townhome you cannot afford

2. Failing to do a Home Inspection in a bidding war

You finally settle on a Townhouse that meets your needs and decide to make an offer only to find out there are other people with competing offers for what you now consider to be your new Townhouse.

Do not let anyone talk you into submitting an offer without a home inspection clause.

If time permit try and arrange one before the offer presentation, however you take the risk of being out of pocket if your offer is unsuccessful.

Consider walking away and looking for another Townhouse.

Odds are that this townhome will be sold above the asking price and may push you into financial hardship if you let your emotions dictate.

If you do not do a home inspection you may discover some potentially expensive repairs needed after it is too late again exposing you to financial hardship at some future date.

3. Thinking that a particular Mississauga Townhome is the only one for you

So you lose a Townhouse to another buyer.

So What!

Just because you have lost a townhome in a bidding situation does not mean there isn't another Townhouse for you.

There is always another Townhome to suit your needs that will become available for sale.

4. Paying more than the List Price

It may seem as though every Townhouse coming up for sale over the last couple of years has been selling for more than the List Price but that is not the reality.

If you do get involved in a competitive bidding situation remain calm if you decide to stay in the race instead of walking away.

Decide what the absolute maximum is you are prepared to pay and do not go even one cent above no matter how tempting it may be.

If you do lose to another buyer look on the bright side.

That other buyer may have overpaid for the privilege of winning that bidding competition but you will have stayed in control of your finances and your emotions.
