3 Things All First Time Home Buyers Need to Consider

Buying a home is a very exciting time. It is especially exciting if the home buyers are first time home buyers or if the home being purchased is a large dream style type home. With the excitement and everything that needs to be considered it is important to be certain to look at some factors that can be overlooked by the buyers.

Young first time home buyers are more likely to forget to consider the cost of heating and cooling a home. If a person has been renting an apartment or sharing a rental with friends often the costs for things such as water and sewer are not considered in the very beginning. When I rented apartments I never had a water bill so it is easy to forget that water bills exist. Heating and cooling bills will definitely vary from those experienced from the apartment. The larger square footage of the home can play a large factor in the costs of heating or cooling the home. A home inspection can help the buyer learn about missing insulation or the levels of insulation in the home. Older homes are more likely to not be very well insulated by more modern standards. Most times this can be improved.

The second is the maintenance costs. The cost for maintenance and upkeep on a home is also an expense that is not though of. All homes even new homes have items that will repair or replacement. Newer home can be expected to have fewer the first few years, however the maintenance costs will still be present. The amount of costs is said to average over the years to be 1% of the homes value each year. For a two hundred thousand dollar home that percentage works out to be two thousand dollars per year. This cost will not be present each year, however when all the expenses such as roof replacement (big), small plumbing leaks, replacement of worn out fixtures, air filters, regular servicing of heating and cooling systems are factored in, the average will be in the area of 1% of the value per year.

The third item which is sometimes not considered all too often is the location of the home in relation to the neighbors. The saying, "good ทาวน์โฮมมือสอง กรุงเทพ fences make good neighbors" rings true for many people. During a home inspection I have mentioned this idea and rarely has anyone done it before I mentioned it. My good idea before buying a home is to visit that street on a Friday and Saturday night and park the car. After you parked the car near your potential home just sit there quietly and listen to the neighborhood. Are the couple next door yelling at each other? Are the kids in that area running around like heathens or are they playing nicely?
