One of the biggest challenges we can sometimes face in our lives is finding and building a new home. It should be a time of great excitement and anticipation about the lifestyle your new home will afford you and the friendships you'll make in your new community, but often you can lose sight of those things shortly after you start your search. Why? Because expecting to walk into the perfect house and land ฝากขายที่ดิน package can often elude you!
Consider this... The day has come when you realize the family home no longer meets your needs and you decide to head out and take a look at some display homes and see what's on the market. You jump on the internet or grab the weekend paper and turn to the real estate section to see what possibilities await you. You make a short list of display villages you want to see, grab the car keys and head off down the road excited and in search of what will become the next chapter in your life... A new home...
You arrive at the first display village, park the car and excitedly head over to the first home in the street and as you admire the landscaping and the front facade you think to yourself "could this could be it"... You expectantly step through the front door and walk through the home marvelling at the size of the theatre, and dreaming of relaxing nights sipping champagne in the open plan master bedroom and ensuite spa.
As you step through to the dining area you say hello to the consultant and then It happens... They start asking ALL THOSE QUESTIONS! You know the ones;" Are you this", "or that", "or the other". You find yourself answering politely and taking a brochure and walking through the rest of the house and then it's off to the next one. You step through the entrance and are instantly taken by the view straight through to the outdoor entertainment area off the kitchen that looks so big and inviting. You can instantly picture how great your next birthday party would be there and turn to your partner to discuss it and, standing there is the next consultant, ready with THEIR questions...
And on and on it goes. Display home after display home you get approached by the consultant as they ask the now all--too--familiar questions, and before you know it, you've developed your stock standard answers just so you can get away from them as easily as possible all the while not realizing, they are your best friend at this time.
Now this might not be your experience but for a lot of people, the thought of being approached and questioned by every consultant in every display home you view can quickly create a nagging feeling in the pit of your stomach. But it actually doesn't have to, and SHOULDN'T be that way.
When you've made the decision to invest in a new home, getting from the point where you've signed the agreement to the day you finally take possession of the keys can be a joy with the right builder. The task of finding the perfect house and land package that will provide you with the lifestyle you desire and the functionality you need can end up becoming a very frustrating and difficult time. When you're questioned every time you visit a display home by the consultant it's easy to feel pressured but by keeping a few things in mind, you will enjoy the process.
1) Ask Lots of Questions
It goes without saying that the more informed you are, the better decisions you will make. It is the consultants job to educate you and inform you about what changes are possible and what can be achieved so it is in your best interest to ask questions too and learn all that you can about the building process, the building company and the consultant themselves.
2) Be Open To A Design Consultant Asking You Questions
Understand that the reason for their questions is to try and help you create your perfect home. It's easy to start feeling like every question is designed to trap you into signing on the dotted line but nothing could be further from the truth. It is their job to help you with your search and to do that, they need to find out what your needs are.
3) Remember That The Display Home You're in is Just One of Many That The Builder Has
Display homes are built in a way as to best showcase the features and benefits that the building company can provide you with and are not necessarily an "off the shelf" solution. Every family is different and has different needs so if you are open to discussion with the consultant, they are much better able to suggest solutions that will meet those needs.
When building a house and land package there are many variables and many options available for the design you may warm too. The consultant may ask you probing questions about your current kitchen as an example which may bring your attention to the lack of cupboard space. Perhaps overhead cupboards would resolve this past issue in your new home. The consultant may ask about high ceilings, bulkheads or moving walls to create beautiful spaces for your family.
Once you have outlined what changes you need, the consultant can then submit them to the draftsman, and then to the estimator and once prepared, the consultant will then contact you and set up a time to discuss the cost or credits for those changes so you can decide if it fits within your budget.
