That first step on the property ladder can be a daunting one. Buying property takes a considerable investment, so making sure you get it right could seem like one of the most important decisions you'll ever make.

In most cases, some form of compromise will be required between what you consider to be your ideal home and what is actually available on the market. However, there will undoubtedly be a number of other factors that you simply cannot envisage compromising on. With that in mind, below are 10 common deal-breakers for first time buyers.

1. When people begin their search for new property, perhaps the most prominent criteria used is the number of rooms that are required. Even if their budget is fairly modest, they will inevitably have a minimum number of rooms that are needed. This could be dictated by how many people will be living at the property or how often they intend to have guests.

2. Another unshakable factor when considering different homes is the cost. While a certain amount of flexibility is sometimes required, the first time buyer is likely to have a maximum budget that they simply cannot afford to exceed. This could result in needing to make other compromises along the way.

3. Many first time buyers will do their research before they buy and have a specific town or area they will focus their search on. While there may be an element of compromise, it's more than likely that it won't change too much. Largely because they are looking for a certain level of safety and prestige for the neighbourhood they end up in. A dangerous or untidy area would no doubt be a major deal-breaker.

4. When it comes to choosing the property's location, attention will almost certainly turn to where the residents of the property go to work. People don't want long commutes to work, as it will compromise their quality of life, so they will often have a maximum distance that they are willing to travel and after that, the deal is off.

5. If the residents do not drive, but they do need to get to work, the home will also have to be within walking distance of good public transport links, such as train stations, tram stops and bus stops.

6. For first time buyers with children, the proximity to good quality schools will also be a major deal breaker. Catchment areas will often dictate where children go to school.

7. Parents may also want somewhere that is located in a cul-de-sac, so their children can play out in a safe area, rather than near a main road.

8. People will also narrow their search to places that are near their friends and family, whether it's a young couple who want to maintain an active social life or a bachelor who wants to get some home-cooked meals from their parents.

9. Another major deal breaker for buyers is whether the property has a garden or not. Many want somewhere that they can sit out and enjoy the nice weather as and when it arrives or a place they can have a ฝากขายคอนโด barbecue in.

10. For first time buyers that have spent some time renting in a place with expensive heaters, one crucial feature of their new home will be central heating.
