Every now and again it become apparent to me that many people do not realize that there is a large variety of ways in which home inspectors conduct their business. With the false belief that all inspectors are the same people are likely to make the mistake and select the lowest priced inspector.
If you are dealing with a commodity type product such as gravel from a quarry or the price of copper or gold it would likely make sense to select the lower priced options. With commodities such as those described the product or item being purchased is the same. 24 Carat gold from Bob should be the same as 24 carat gold from some other location. With the commodity being the same it make sense to pick the lowest priced option.
This is not the same when it comes to services that are provided by people. This is especially true in the profession of home inspection. The level of education varies widely among those that hang themselves out a sign or website stating that they are ready to conduct home inspections.
Levels of education can vary a great amount. Many States do not have any licensing or requirements for general home inspectors. A person may have the belief that being a roofer for a few years has given them complete knowledge of construction and heating systems. A person should have a taken a course on home inspections that covers all aspects of a home and the systems that comprise a home. If a person has a specialty area that they have extra knowledge of that is fine.
If the inspector has insurance is another factor which can effect the price. Many home inspectors do not carry Errors and Omissions insurance which protects the buyer in the event a major issue is not found during the inspection. It is also important that the professional to truly be a professional carry all the proper insurance to protect the parties involved.
The report system that an inspector will use also can vary. The reports can be from a verbal only report to a simple three page report with checkmarks all the way to a detailed narrative report complete with photos of findings.
Another factor which is huge in the results and therefore the amount of satisfaction in which a home buyer will ฝากขายที่ดิน get from the home inspector chosen is the amount of service and effort that the home inspector provides. I know of inspectors who never enter an attic space beyond sticking their head through the attic access opening. There are a lot of attic spaces that cannot be seen from the opening. Rarely are all the areas of an attic visible because insulation, the construction, pipes and total lack of a safe place to walk actually does limit the ability to see everywhere. This is not a reason to put the effort into seeing as much as possible. Many inspectors will not climb onto any roof. This is understandable if the roof is very steep, high and or ice covered. Safety is important. However many do not climb even the low roofs.
When looking for a home inspector, check in to the testimonials and the reports that they produce. If the report of only a few pages long then you are not likely to get the detailed report that you deserve.
