Representation is vital to all parties in any real estate transaction. Who represents who is a questions that every home buyer or seller should ask before making commitments or signing documents. In the case of a newly built home buyers need to be aware that the helpful sales representative represents the interest of the builder. Not yours!
Do you need represented? Are you a real state expert? if not that answer is probably yes! And keep in mind you are making a very large financial commitment that will hopefully turn into an asset in the future, therefore position yourself for success and get the appropriate advice.
The number one reason most buyers do not seek representation is that buyers are led to believe they will get a better price on a newly built home if a Realtor is not involved. Fact is builders rely on Realtors to supply buyers on a consistent basis and they have learned that they cannot generate the traffic needed to build the number of homes they wish to with out Realtor relationships. For that reason they have factored into the price of the home the cost of a Realtor. If no Realtor is involved the builder, and the builder sales rep. simply make more money.
The reason you should recruit the services of a Realtor when pursuing the purchase of a newly built home is to provide yourself with representation that will add value for you, to the transaction. When I represent buyers of new built homes I provide a three phase home inspection. The value of such an inspection benefits the buyer and the builder. For the buyer, you will be assured your home is inspected at three critical phases of the building process. Builders do strive, for the most part, to build quality homes free of defects. However builders that have survived today's economy are usually building several homes at the same time, plus in taking new clients, so defects can slip through the cracks. The home inspector will be your representative concerned about your home and your home only.
The builder also benefits by having defects pointed out at strategic stages that allow for easy economic fixes. Found at a later stage in the building process, a remedy of a defect can be very costly. The builder will also be dealing with a client that has a higher comfort and confidence level, which makes for a happier client.
