An agent can tell you to rip up and replace your carpet. Another can tell you to place some new shrubbery and flowers in your front yard. Another might tell you to replace your kitchen and bath hardware for some brand new, shiny pieces. When considering such changes, remember that whatever you spend you'll need to deduct those funds from the amounts you expect upon selling the property.
If you spend $10,000 for a new lawn and attractive flora, that will be $10,000 less you'll realize upon sale. An updated kitchen? You might spend a few hundred dollars on new handles and faucets instead of a brand new granite counter top. And unless your carpet is stained and faded, perhaps a steam-cleaning will work just as well. A freshly cleaned carpet along with a brand new coat of lighter shade interior paint will do wonders when compared with putting in brand new flooring.
Curb appeal, and the appearance of your home during a showing is important. But make sure you consider the returns you realize when you upgrade your home's appearance.
