Consider This Before Buying Your Dream Home

Even if you're certain you have found your dream home, you should take a step back and consider a few things before taking the plunge. Even if the size and price seem just right, there could be other things that drive you crazy after just a few days of living there. Some of these tips could simply ensure you're happy with your surrounding area, while others could be what keeps you safe at night.

First of all, check the local newspapers for any mention of your chosen neighborhood and surrounding area. Don't just look for criminal activity, though that's a great place to start. Be sure you seek out any information about proposed projects for the area. You could learn about power lines planned for your back yard or contaminants in your water source. These are things that may not be disclosed when you're taking the tour.

Next, talk to your neighbors. It may not bother you at all to discover that your new neighborhood is primarily rental property, but at least you'll learn this by meeting your neighbors. If it does bother you, you'll have learned about the issue before taking the plunge. You can also get the gossip from your neighbors about projects in the community, planned activities, association fees, and utilities services. Many of these things could cause you a lot of heartache after your purchase, so it's a good idea to get all the information up front.

Don't put all your stock in the property condition disclosure form, either. Even if the paper shows everything in good repair, you can be certain things have broken in the past. Discuss these items with the seller before you sign anything. You'll need to know if there are potential problems, and anything that has caused problems before could cause those same problems in the future. Also, this could prevent you from tearing down improvements the previous owners made in an effort to solve problems. Wouldn't you feel silly taking down a retaining wall, only to find it was put in place to keep the basement from flooding?

Always double check any information that was given with the listing, such as schools, taxes, and square footage. Then, take it a step further and seek out the zoning information for your chosen home. Nothing will ruin your ฝากขายทาวน์เฮ้าส์ day faster than to learn there are restrictions on the property you've just purchased, such as easements or tax liens. These should always be disclosed, but you never know. It's definitely better to find out before you sign on the dotted line, even if that means your dream house isn't quite so dreamy anymore.

Remember that a good real estate agent will help you discover these things before you buy anything, but it's up to you to get all the facts. The best real estate agent in the world could have trouble getting you the information you need. Only you can determine which potential problems will prevent you from making that house your home, and which aren't actually problems at all.
