Construction Check Lists - Why You Need Your Own!

Are you building a new house? Maybe you're working with a builder to customize a spec house for you? Or perhaps you're just beginning to think about building and are researching the process. If so, then this information can save you tons of cash and it could also be the reason you are the first person you know who goes through the custom home construction process stress free and ends up totally happy with the final result.

We've all heard of check lists and their benefits and yet still many, if not most, builders do not use them. Even when they do, they rarely share them with the homeowner, simply using them as an internal "tool" to keep track of workers or sub-contractors and what work needs to be done. This may not be a problem for some people, but what if you have a family member who is not so agile, this could be a huge problem and can definitely affect resale. The builders position is "Well that's where we always put the faucets in our spec houses." Yet if there had been discussion, supported by a documented check list and diagram, regarding the placement of the faucets there is no question what the resolution is and who should bear the cost of the replacement or switch. Remember too that change orders are a huge profit center for builders and a guaranteed budget buster for homeowners.

Construction Check lists geared to the needs and priorities of the homeowner will ensure that the features or fixtures you want are exactly the ones you want and exactly where you want them to be in your new home. Your investment both financially and emotionally underscores the importance that every detail is correct, right down to the placement of light switches, air vents and faucets on your bathtub.

Check lists should be very specific, signed by the contractor [or their agreed representative] and the homeowner, dated and most importantly of all the homeowner MUST keep their own copies for future reference. This ensures there is no question which one is the latest version and that everyone has seen and agreed to the contents or instructions. Having your own homeowner check lists will improve communication between you and your builder and avoid those costly change orders or disappointment in the end results.

It takes a lot of time to cover all the tiny details that need to be considered when building a home. Don't be lulled into thinking well; the builder will know best, because their objectives are different from a homeowners - their focus is most often whatever is easiest or cheapest to get the job done. If you are spending thousands to have a house built then you will likely want things to be a certain way. Check lists will ensure you get the results you want with the least amount of hassle and aggravation.

You need to communicate every detail to your builder and the most efficient way to do so is via check lists that are designed or created to address your primary needs and concerns - like not having to climb OVER the faucets to get into the tub because they should have been placed to one end of the tub rather than as an obstruction to entry.

So, as you embark on what can and should be one of the largest and most exciting undertakings most of us take on, be sure to arm yourself with Check Lists geared to what you want in each and every room in your new home. You'll be glad you made the effort up front, and trust me, so will your builder - it will be the easiest build they ever have - all they need do is follow your check list!
