Chaplin Estates Neighbourhood Highlights

In 1913, the father and son development team of William John Chaplin and James D. Chaplin registered a plan of subdivision for a high-end residential neighbourhood. The land use was tightly controlled: among the many building restrictions were rules that there were to be no semi-detached houses, and stucco could not cover more than half of any home's exterior. Marketed by the Chaplin Realty Company, the new lots sold throughout the early 1920's. The houses, built in the 1920's and 1930's, were in the popular English Cottage, Tudor and Georgian styles. Land prices ranged from $500 to $9,000.
