1 - don't give up your dream home.
Know what you want. Set your sights high and know what you can afford, then know how to make your dreams come true, by adding in the important aspects of your home buying dreams and improving the home to meet your whole view. The most important part of home buying is knowing the deal breakers. If you know what you absolutely cannot live without, you will find the right house to meet your needs.
For me - it's space and views. I can live with a lot of other issues if I have an amazing view and enough space to move around in.
2 - know your home buying budget limitations.
Budget. Well, it does matter, so you need to know how much you can afford. You can find a house in your budget, in almost any size, if you look for what you need and are willing to compromise on some things. How much work will you be willing to do to the new house? What must you have to be move in ready? Paint an unfinished basement and you instantly have more space, that can slowly be finished to meet your needs - for instance. Try thinking your way out of a challenge. There's almost always a solution, but you MUST know your limitations.
3 - take a breath and experience your new home.
No matter how much you love it. Don't buy on the first view. Go have coffee and come back if time is important, but NEVER let go of your dream without thinking about the house, and considering the aspects you know are deal breakers. What compensation do you have if you can't have your requirements? Broad open walls maybe display area for works of art that will make up for scenic auroras, but will you feel claustrophobic without the space?
4 - trust your home buying instincts.
If you really love a color, know you can change that. A bucket of paint is cheap. But the reality is, what you buy, you're going to live with for a little while, so trust your instincts and don't buy what you can't abide. Noisy streets do not change. Neighbors who don't fit your value system are going to annoy the daylights out of you. If you can't stand high wires, don't buy beside the power plant. A too small kitchen when you view the property is NOT going to grow when you put down the money.
