This means that if anything were to go wrong, you would have to fight to get that money back. You should use a neutral party to hold the deposits until the closing day to avoid anything like this.
4. Buying the house alone
It is always best to hire an agent to do the job for you. The agent will track all the particulars involving the lender and seller. Working without an agent will create a lot of hassles and it will also be a time consuming process.
5. Buying without proper due diligence of the area or the environment
Have the house examined by a general house inspector before buying it. Investigating the property for any problems is known as 'due diligence'. You could get the house inspected for specific things as sewage systems, HVAC system or roof overlays. Make a checklist of things to be considered such as location factors, environmental safety hazards and physical condition.
6. Forgetting to switch utilities
This is a simple issue that people very readily forget! Before moving into the new home, you should call the power company to switch the utilities. There is nothing like moving in your new home and finding out it doesn't have electricity or heat. Call the power company to know how many days in advance it needs to switch the service. Call the company again when you have a firm closing date.
