Three Rules to Adding People to Your Real Estate Investing Team

Your money team contributes to your money dreams. Therefore, the selection of these members to your team is crucial. Chosing a bad apple can ฝากขายบ้าน leave a sour taste in your mouth which can take dollars out of your pocket or motivate you to quit.

I have been burned before. I hired a contractor to do a hardmoney flip and I ended up paying him for jobs that weren't completed. He took advantage of the fact that I was out of state, didn't inspect it frequently, didn't request pictures of the completed work, and provided him with payment before the job was completed. I cannot blame no one else for this mistake but myself. Good thing that came out of this experience is that I was able to gather the lessons learned so I can freely share it with you.

With every new member you are adding to your team, such as a contractor, broker, property manager, etc, you have to implement the rule of three. This is what I should of done when I needed a contractor for a hard money flip I was doing: 1. Get three contractors to look at the job. 2. Have the three contractors give you 3 bids on the same job. 3. Get 3 references from each contractor who did a similar job and ask the references a. Did the contractor do a job similar to mine and how was the quality of the work? b. Did he do it on time and within budget? c. Would you recommend the contractor and use his services again?

Make sure you speak with 3 live persons for each contractor. You can go the extra effort by researching the person on your team on your favorite search engine as well as on angies list. If a contractor or any other person on your Money Team refuses to provide you with references for whatever reason, then tell them you cannot use them. There are plenty of other people out there who do not mind providing you with references, for if they provide good work, they'll get repeat business from people and those people wouldn't mind spending two minutes of their time telling you about the contractor. If you decide to go the cheap route and hire a contractor who is not licensed and without insurance on a hard money flip that needs extensive rehab, beware. You want to be smart here and go the legit route, for the unlicensed contractor may not be eligible to order a work permit on the property and if a city inspector happens to stop by your hard money flip unexpected, you could be in big trouble.

Now, going with the lowest bid or rate might not always be the best option. You have to weigh which is most important thing to you on a particular deal. What's really important is great references and online reviews, and making sure the person is qualified to do the job. You don't want to get burned like I did, so follow the advice from someone who's been there, done that.

This is a little off topic, but it's worth mentioning here: Do not think there's an absolute fool-proof system to real estate. Albert Einstein said a person who doesn't make mistakes is a person who doesn't try anything new. You may make mistakes and lose money, but if you follow a sound system, you will win more than you lose and find certain tricks that work best for your investment strategy based upon your market and your personal situation. Don't let mistakes or the loss of money dissuade you from moving forward. Get up, correct the errors in your plan, and try again.


Three Types Of a House Builder - Who Are They?

In Australia, we currently have three different types of a house builder - the 'high-end custom house builder', the 'production house builder', and the 'small, hands-on house builder'. If you are looking to build a house, you need to determine which of these builders is the best for คอนโดมือสอง your project, and here's how:

The 'High-End Custom House Builder'

Generally, you will find this builder working out of an expensive office somewhere in the city, driving a BMW convertible and refusing to take on a project that will cost less than $800,000. Whilst these guys are extremely good at what they do, the everyday family or couple cannot always afford their exorbitant prices.

The floor plan and other aspects of a custom home are drawn up by an architect who works extensively with the customer and the contractor to come up with the final design. The customer is usually responsible for securing the land and the loan for the project (although this is not always the case), and the building process itself is always a lengthy one.

The 'Production House Builder'

This type of builder is often found skulking around housing estates where the majority of the work is located, with a number of set floor plans and layouts that they offer to potential customers. Whilst buyers are generally pretty satisfied with the work that these guys do, issues can be caused when changes are made to the layout or design of the home - production contractors aren't that good at working outside of the norm.

Some of the larger production companies will have over 50 different houses that customers can choose from, often with a few additions or subtractions, as well as a choice in façade. Smaller production companies, however, could have less than 10 houses to choose from and customers will be able to make little in the way of changes.

The 'Small Hands-On House Builder'

This type of builder will either be an up-coming apprentice who is working his way up to being a 'production builder' or a seasoned contractor who has had enough of the hustle and bustle of the other jobs. These guys will only build a few houses a year (never more than about 4 or 5) and are not interested in expanding their business any further.

These builders may have some general floor plans that they supply their customers with, but they are much more accustomed to changes being made to these plans, as well as working from original plans altogether.

Generally, your budget will determine the type of house builder that you employ to build your dream home. If, however, you have the choice between a production builder and a hands-on one, most people would recommend the latter because of the personalized service you receive.

Three Steps to Financing a Self Build

To finance your self build project, you need to make sure that you understand the differences between borrowing for a ready built home and borrowing to build.

When you finance an existing home, it's easy to estimate the value of the property and easier for lenders to work out how much risk they will be taking on when lending you money. Once you agreed a price and exchanged on an existing home, then you can go ahead with the purchase, the lender releases the money and you move in and start paying the mortgage.

With a self build, you need to borrow money in stages. For example, initially you need to buy the land, then it may be several months before you clear the plot. The next stage is the ground works for foundations and drainage and after more months waiting you finally start to see your property being built!

As a result, many lenders will not want to lend on self build projects as it requires specialist knowledge and experience and it's more work than a standard mortgage. So follow our three step guide to help you finance your property in the best possible way:-

Step One: Understand self build mortgages

Make sure you approach specialist and experienced lenders that will let you borrow money at each stage of the land purchase and build. Lending in stages often means that you can stay in your current property and carry out much of the build before you move into your newly built home as the costs of the mortgage start off with mortgage payments for the cost of the land, then a bit more for clearning the land and groundworks etc.

Step Two: Scrutinise the finance costs Unfortunately you are likely to have to pay more for your self build mortgage, so it's important to compare costs from different lenders. For example, the lending criteria and associated costs for บ้านมือสอง กรุงเทพ self build mortgages are typically:-

5% deposit for the land and build, providing that when you finish the mortgage is only 75% of the final valuation.

You can't now secure a self build mortgage on a 'self certification' basis. 

Typical fixed rates for self build mortgages are around 5-6%.

Fees for securing the mortgage range from £1,000 to 1.5% of the amount you borrow.

You are also likely to pay a little more on legals and survey fees too, so it's worth budgeting around £2,000 for these essential items.

Step Three: Find a lender that will be efficient and flexible on payments When you are borrowing money in stages for building a new home, it's important to make sure you work with a lender that understands you need your money quickly, in advance of each stage of the build. You also need to find a flexible lender that understands you may go over budget and need to re-negotiate an increased loan during the build. It's no good working with a lender that takes months to make a decision. If they are too slow, you may lose your builder if you can't pay them or might not be able to pay for essential materials.
