Implementing Policies on Tenant Property Outdoors

Running a property can be tough, especially if you have an outdoors area to worry about as well. Maintaining a good appearance with your property is vital if you want to attract other tenants. If a tenant sees a property with your name on it, with clutter everywhere and a strewn garden area then they may be deterred from renting your other properties. This is something you want to avoid at all times, and it is very easy to impose ground rules when it comes to your outdoors area.

Rule 1- Consistency

You need to be consistent with your policy. For example, if your rental agreement says that no clutter should be left outdoors after 11pm, then you need to state what clutter is. To you, clutter may be things like bikes, toys and mowing equipment. To the tenant however, clutter may be rubbish and other forms of trash. State in your agreement what is considered clutter. You don't need to make a huge list, just enough for the tenant to see what the clutter is classed as.

Rule 2- Be Firm

If your agreement states that no bikes should be left on the garden, then you need to enforce this. If a bike is indeed left out on the garden area, then this should not go without punishment. You cannot operate your rules if you do not enforce them. Once a tenant realizes that their actions will go unpunished, they will be more likely to repeat and excel the behavior.

Rule 3- Tidy

You may have rules which state that the lawn must not grow over 2cm. Although the tenants may mow it regularly, they are not going to sit by and measure it. In this instance, you should provide a gentle warning. If you want to implement your policies, you need to make sure that you give them time to render the behavior, unless you want to lose the tenant through miss-communication.

Rule 4-Removal

If the tenant does not move the required item after several warnings, then you may have the right to confiscate the item. You should not hold back when the rules are in definite breach, and by showing your authority you will gain respect with the neighbors. Nobody wants to live next to a messy neighbor, and by implementing your rules through actions you can be sure to gain more tenants in the long term.
