Ten Small Problems to Watch for When You Are Buying A House

Beware of these 10 seemingly small problems before you decide to buy a house.

Watch out for:

1) CRACKED BRICKWORK OR RENDER : These can be a sign of wall tie failure and can be expensive to repair (circular patches in the render or brickwork can be a sign that the wall ties have been replaced).

2) VERTICAL CRACKS ALONG THE JOINTS OF BRICKWORK : Can be a sign of settlement. Walls will settle at different rates, if the foundations have cracked and failed. This can be a major problem needing "underpinning" works to fix it.

3) GAPS THE SKIRTING BOARDS: Another sign of settlements problems. It could be either the foundations have failed or that the floor slab is settling in one area and not another.

4) WOODWORM : Where there are timber floors, you really need to pull up the corners of a couple of carpets to look to see if there are small round holes in the timber. These could be caused by woodworm. - It is treatable, depending on how bad it is, but you are better knowing it's there.

5) DRY ROT : Look for flaking or soft timber, or staining on the surface. - Again look คอนโด กรุงเทพ under carpets where you can. This is a treatable fungal infestation.

6) CRACKED GLAZING : This can be because the lintel above the window has failed. - If it has, then the weight of the wall rests on the window frame and can cause the glass to crack. The window should open easily. Beware of windows that refuse to open or stick.

7) SALT DAMP : The soil moisture in Adelaide and the rest of South Australia is usually high in salts, so rising damp will aggravate the problem by progressively increasing the salt content in the walls. If the walls have been sealed, the damp will climb higher and higher up the wall, up to the level that it can evaporate.

8) HOLLOW RENDER : Some rendered houses suffer from the render "blowing off". This can be caused by moisture getting behind the render through cracks and then freezing and expanding or through an incorrect mix when the render was applied. To fix it, you will need to completely remove the affected area and re render.

9) GLAZING PROBLEMS : Check that any double glazing has not got moisture between the sheets of glass. The faulty seals causing this will need to be replaced.

10) LEAKS : Damp patches on walls, floors and ceilings suggest leaks within the plumbing system. Repair could mean floors and ceilings having to be taken up.
