Northern Liberties has become a sought after enclave for young professionals, artists, students, and design professionals. Large revitalization and improvement projects are being undertaken recently which has stirred the property values immensely. Moreover, the proximity of the neighborhood to Center City Philadelphia has made the location more desirable from the developmental viewpoint for both residential and commercial real estate.

Philadelphia's Planning Commission has released a comprehensive plan which includes very optimistic statistics for the future development and growth. The commission states that over the next 25 years, the city will attract more than 100,000 residents and will create 40,000 working opportunities. The report clearly portrays that Philadelphia is on the path to sustainable growth and an accelerated development.

One major target group which is vastly influential in Northern Liberities section of the City is the high retention of college graduates. This has not only resulted in higher numbers of residents but also a demand for residential real estate. A lot of neighborhoods are becoming young resident-friendly and are booming with new real estate projects being undertaken.

Similar to most neighborhoods in Philadelphia, the housing stocks are primarily made up of row houses. The new development in recent times has brought up condominium and apartment complexes as well.

The median sale for the houses in the Northern Liberties/Fishtown areas for December 2013 to March 2014 was $314,000. In comparison to the previous year sales for the same period, the sales prices had increased by 10% or by $31,000. The number of sales decreased however, by 52%. The average price per square foot for the neighbourhood was $220 which was an increase by 3.3% as compared to the last year. According to an estimate, there are 185 resale and new homes for sale which includes 7 open houses and 121 homes in the pre-foreclosure phase.

The average ฝากขายบ้าน listing for the sale of houses was $390,066 for the end week on April 5th. It represented a decrease of 1.7% or $6,936 on comparison with the previous week.

Northern Liberties was once considered Philly's favourite up and coming posh location. It is needless to say that it has finally arrived as marked by the international restaurants, trendy boutiques, and respected gastro-pubs, all while retaining it's artistic vibes which make the district cool in the first place.
