Living the Duplex Lifestyle

One way to make sure investment property cash flows is to buy a duplex or fourplex (2-4 unit) and live in one of the units. Not only does this make cash flow an almost certainty, it can also take it a step further and eliminate your own housing payment altogether.

When evaluating a 2-4 possibility, the difference in rents received and the total housing payment determines cash flow. A rental payment from the other side of the duplex will typically offset a mortgage payment, sometimes nearly all of it and rental payments from other tenants in a fourplex can almost always not only offset the mortgage but make up for all the housing payments along with property taxes, insurance and maintenance costs throughout the year.

Finding such properties is not as easy as evaluating the possibilities of a single family rental but they in fact exist, if not in such greater numbers. As potential cash flow is evaluated, likely rental income is readily available by researching similar 2-4 unit properties in the area. Such property types are rarely isolated units. If you find one duplex there are typically several others in the immediate area as such properties are developed in light of local zoning laws which permit 2-4 unit dwellings.

Another benefit of living in one of the units is having the ability to constantly monitor your tenants, as well as get to know them better. Tenants who have no problem living in the same building as their landlord will be the more responsible tenant who ฝากขายคอนโด will take care of the property and will pay their rents on time. And when maintenance issues arise, there's no reason to hop in the car and drive to the property to evaluate the situation... you live where the problem abides.
