Log homes are beautiful. Log homes are rustic. They are the dream of many a home owner. They are also not for the uninitiated or first time home builder. Of all the kit or packaged home programs out there, log home packages typically are the least complete. This can be misleading to those who are trying to compare costs based upon quoted package prices. You just can't do it. So, what do you do? Figuring the Materials Costs Get out your calculator, you're going to be doing a lot of adding. In my years of experience working with packaged homes, I've found that most people are completely unaware of the amount of additional building materials that must be purchased after the log home package is purchased. A good log home manufacturer will provide you with a complete list of what is included and not included. Expect this ... demand this, right up front. This list will likely include items like:
Drywall for the interior Plumbing and electrical materials and labor Cabinets, vanities, counter tops Bathroom fixtures, kitchen fixtures, light fixtures Interior trim, shelving, window sills, etc. Interior doors and door hardware
Without these items, what you really have is the shell of the home. And, typically, the shell of the home represents only about half of the materials cost for an average home. Adding the missing materials really changes the picture. Many of these items are included in a standard kit home package which makes comparing prices very difficult and potentially misleading. Now that you know, you'll ask better questions, get the list of items not ทาวน์เฮ้าส์มือสอง included, find their prices and add them to the overall materials package cost. Adding Labor to the Cost of Building a Log Home Finally, labor costs for building a log home will be higher than for a traditional stick-built home. You may also have difficulty finding qualified contractors with log home building experience. You should check with the manufacturer for proven contractors in your area. Get at least three labor quotes from these contractors. Give them the plans and the list of items the manufacturer supplies as well as the list of the items you're purchasing yourself. And, to make the cost complete, don't forget to add in land costs, building department fees, finance charges, and contingency funds. With log homes, perhaps more than with other types, excellent knowledge and preparation goes a long way in guaranteeing a better experience. Know before you go.
