Determining Your Budget For Repairs and Upgrades When Flipping a House

If you are new to the house flipping business, you are probably still filled with excitement over all of the possibilities that exist. It can be easy to get swept away in the wave of that moment's adrenaline and forget that some things will be costly to repair. That is not to say that they should not be attempted. Rather it means you need to be aware of what it will cost to flip a house and to factor those costs into your budget.

You might have purchased a house that has some mold issues that have to be cleaned first, then the repairs done. Or, you might have bought a house that just is out of date and will look bright again with a fresh coat of paint and new carpeting. Take the time to assess the house thoroughly, and to call in an inspector before you buy.

Second, once you know what you need to do, determine if you will ever recover that investment back. Some tasks might make sense, like an alarm system or a set of motion-detecting lights. But, if you are putting them in a house in a very low-crime area, they won't increase the value of the home to a potential homebuyer.

Talk to experts who are also doing flips in your area to see who the good contractors are and who you should stay away from. Bad contractors can lead to extra costs very quickly. A good contractor will become your ally, and will be willing to help you on future projects, too.

Next, if you are doing cosmetic work only, take a look at doing the majority of the work in the two rooms that matter most to most homebuyers - the kitchen and the bathroom. Take a look at what some of the biggest trends are when it comes to these rooms and see what you can do to emulate them. New cabinets, for instance, don't have to be installed in every home. If the existing ones are in good shape, there are cabinet kits that you can buy instead for a fraction of the cost that will refurbish the cabinets and give them new life.

Don't forget about the costs of your permits and licenses in your budget also. There are periodic inspections that may need to be done if you are getting into things like plumbing and electrical work. Not getting these scheduled can delay you in finishing and cost you money in terms of fines, also.

Lastly, take the amount of money you are budgeting for the work to be done, and add on another 20% to the cost. This extra cushion will be for any cost overruns that may happen - weather delays, unforeseen extra work hidden behind panels, and so on. By budgeting for these extra costs, you won't eat into your profits from the job, and you will be more successful at becoming a flipper.
