When you are looking for a home builder to build your custom home you want someone who does more than just talks a good game. Every builder is going to tell you they are all about quality, but most are not. Sadly many times you do not know until after they start building your homes. To help you determine upfront if your prospective builder will do a quality job for you here are a few points you should ask him. They are, how do you seal the basement concrete foundation exterior and how do you do roofing?
What you should look for in their answers are small details that I will outline. You can feel confident in your builder if they pay attention to the small details.
When we talk about sealing the concrete basement walls it can mean different things in different areas determined by climate and types of soil. Here we will explain just the very basics. Because concrete is porous, moisture and gases can seep into your basement causing odor, mildew and mold. Worse yet water can seep between the footings and the walls creating even more problems. To prevent this contractors spray the exterior foundation walls and the footing/wall seam with a mastic sealant. But one over looked area is the seam between the footing and wall.
Often time this seam is filled with loose soil, rocks and concrete คอนโดมือสอง กรุงเทพ residue. If this debris is not washed away before the mastic is sprayed on the walls there is no way the mastic can adhere to the seam and protect your home from moisture and gases at the footing and wall seam. So make sure your custom home builder automatically cleans away this debris before water proofing your foundation walls.
The other good question to ask is how will he construction your roof. The proper way is to start with drip edge on the bottom eaves. Next is to place freeze guard on top of the drip edge. The freeze guard is a self-adhesive roof felt that self-seals around the nails used to fasten it to the roof sheathing. What this does is ensures any moisture that penetrates the roof shingles because of ice dams will flow down to the bottom of the eaves and drip out over the drip edge. In this way it doesn't touch any wood.
The next step is to lay the roof felt on the rest of the roof. On the gable ends or rake areas the drip edge is place on top of the felt. In this way the roof sheathing is protected from wind driven rain that could otherwise seep in underneath the felt and damage your roof and home.
