Building Your Spanish Property

When you are going to purchase a plot of land or a building in Spain, then there are certain factors which you need to keep in mind before taking off to search for your dream home on the coasts of the Spaniard bastion. Certain factors like the price, material for construction. Contracts, licenses etc will determine the property price and should be in order.

Prices of plots would be different from location to location and the views the general masses have of the place. Once the property is constructed you would also need to pay for community charges and maintenance, since now you would be living amongst the common folks and the area would be as much as yours to take care of as theirs.

When you intend on Spanish loans and mortgages to build and construct your dream house in Spain, you would find it tough to get a loan than to buy second hand homes there in Spain. The plot value would be the only security the Spanish banks would ask of you until the whole construction is complete and valued well by them. You should also consider the plot location where the building would rise eventually. Check if you are allowed to construct where the plot is located. In Spain the plots are known are;

- Suelo Urbano or Urban Land, which form the map on development and best suited for investment. - The Zonas verdes or the Green zones strictly out of bounds for construction and building purposes; and finally, - Suelo Rústico or the country land, which come with plenty of restrictions and development plans are far and few between.
