Simplifying the Buy

Purchasing a new home can be overwhelming without a strategy to help you narrow down the selection. So let me give you three effective, proven methods to help you find your perfect home quicker and with less pain - "Needs and Wants" List, Nick Names, and Top Three.

"Needs and Wants" List: Old-school, but highly effective organization strategy. Before your Realtor begins their search for your home, it's important to think about what you really need in a home and what you would want as extras in a home. Get out a pad of paper and pen and write these items down. This is one of the first exercises I have my clients do. Why? Well let's face it, most people get so distracted by the wants, they forget about what they truly need. Have four children? You'll probably need a certain amount of bedrooms and storage. Have pets? You'll probably need a fenced in backyard. Have extra vehicles? You'll probably need a garage or large driveway.

Once your list is written out, hand one to your Realtor and keep a copy for yourself. Your Realtor will now be able to accurately look at the inventory available, find the homes that meet all of your needs and narrow from there by adding your wants. When looking at the homes, you'll be able to refer to your list to see that the homes meet your needs and hopefully have some or all of your wants.

Nick Names: When looking at 5, 10, or 15+ homes in a day, you will find it is extremely helpful to put a name to a face (ie house). If you walk into a home and it's immediately a "No", don't waste your time (or your Realtors) and move on to the next home. But, if it seems to be a possibility (or better yet "The One"), give it a name. At the end of the day, if you've got Grassy, Parking Lot, and Tubby, the homes are going to be so much more memorable than "You know, the one with the..." and "Don't you remember house #2?"

Which segues perfectly to...

Top Three: Never have more than three homes you are considering moving into. Simple, right? If you look at three homes and love them all, they are in your top three. When you continue on to a fourth home and love it too (lucky you), you need to decide if you love it enough to remove one of your previous top three. And so on and so forth. Then, at the end of the day you can focus on three, instead of all 18 you viewed that afternoon.

So there you have it! Home buying made simple. It's all about funneling down your choices by figuring out exactly what you need and want, and making it simple for you to remember the homes you do view. Have a great time shopping! And P.S. These rules also work well when finding a ball gown, tuxedo, or that perfect pair of jeans.
