Buying a house is a big step and you need to ask yourself "Should I buy a new house or an older house?" In this article I want to help you answer this question so that you can be confident in knowing exactly what you want to purchase.
Firstly, is it a home or an investment? Firstly you need to ask yourself whether this is going to be your home or if it is going to be an investment property. We approach things more emotionally (and this isn't a bad thing) when we are buying a home, but we look at things more objectionably when we are buying an investment property.
If you want a home that is ready to live in then it is very likely that you will want a new property, but an old property could also be good because you could do it up the way you want and it is cheaper to start with.
Do you want quick potential capital gains? Older properties have the potential to give you almost instant capitals gains by performing renovations on them. It is amazing how much you can do with a little creativity, a little bit of money and a lot of hard work. We were able to increase our property by $85,000 by only spending $1,000 and doing a lot of the work ourselves.
You may want to do this is you are going to buy, renovate then sell. Or you may want to do this so you can have a larger Loan to value (LVR) ratio with your lender...this will allow you to borrow more money and buy more investment property.
Are you willing to put in the work needed to improve the property Do you enjoy getting your hands dirty and doing some renovations yourself, or even overseeing renovations being done? Or would you prefer to simply purchase your house and enjoy living in it without any of the ongoing maintenance of an older property.
