Reviewing The Builders Quality Of Workmanship On Your Recently Completed New Home

As an owner building a new home it's critical that you have confidence that the builder you have chosen has performed their work to a reasonable standard. Since the term 'reasonable' is so subjective and up to each individuals interpretation it's great that the Victorian Government published a layman's guide that can be used in assessing building standards and tolerances.

For the most part, the manual helps define what most builders would class as 'normal shrinkage cracks and/or defects' that will be addressed during the defects liability period but also what should be addressed immediately. A good example of this is concrete cracks. In my experience most clients are concerned when they see any cracks in their new home, so ask the question. However, in every case in my career thus far the cracks have been hair-line cracks associated with normal shrinkage, and are in no way structural. Giving advice from a builder to a client is often like listening to a used car salesman speak about the car you're thinking about buying - generally, it's advice that is hard to swallow and you don't have total confidence that they are telling you the truth. However, using this guide you can now independently see that in fact the builders comments are correct.

While not all the advice is relevant to building a new home in Perth Western Australia 90% of the manual is relevant and reliable, even if the report was written in 2007. So much so that the Builders Registration Board of Western Australia links to the publication from its own web site - giving it their stamp of approval.
