As you might learn in an extensive real estate investor training program, your acquisition manager's duties are typically divided into parts: Inside Sales and Outside Sales.
Their day will start early, either working at home or at your company's headquarters, if you've got office space. This is the first step toward generating leads for you and there are so many possibilities out there. Rehab's, wholesale, short sales, HUD homes, rental and lease options and rent-to-owns found on MLS, hudhomestore.com, Zillow, Auction.com and through other sources. It won't take long to fill a yellow legal pad with information and contact numbers to call.
After accumulating leads from online research and marketing endeavors, it's time to evaluate the leads and contact sellers for face-to-face meetings. The outside sales part of the job now starts as they go out to meet sellers for a first-hand look at prospective homes. There are appointments to go to, properties to view, pictures to take, meetings with sellers and negotiating, lots of negotiating.
If you have your own brokerage and hire an Acquisition Manager who's a licensed real estate agent, this person can write contracts on your behalf. Beyond the paperwork, there's another way to benefit, though. You'll also be able to leverage leads that won't work as purchases. Your licensed agent can list properties that are not suitable purchases, or even in the event your purchase offer is not accepted by a seller.
Coordination of the purchase will involve the Acquisition Manager following proper due diligence, handling the closing with the seller and buyer, and meeting with you about the funding. If the home will be rehabbed, the manager meets with your contractor to go over the plans. The Sales Manager will enter the picture if the home is bought free and clear so they can start work immediately to find a buyer.
Your Acquisition Manager represents you and your company. They are your "boots on the ground" out in the field working to generate as much business as possible for you. Knowing where to look, and finding deals in all areas will be their primary focus. Most Acquisition Managers work on commission and the potential of 6 figure paychecks will be a strong motivation for them. Soon they'll fill your inventory with every imaginable property, according to your specifications.
Filling this position on your team allows you to focus on finding the funding while they focus on finding the properties. Both of your days will be busy, exciting and rewarding.
