There are many ways that someone can structure a rent to own, (or lease purchase), transaction. The best way is one that benefits all parties, and eliminates the typical adversarial relationship between buyers and sellers. A very crucial and key benefit for a tenant looking for a rent to own house is making sure that 'rent credits' are given. These are credits given out of each rent payment, and are applied towards the purchase price each and every month the rent is paid. So the huge benefit of a good Rent to Own program is that someone can rent a property, and build equity in that property while leasing it.
The dangers of renting to own are that if you choose not to purchase the home, you can lose your option fee as well as any rent credits you have earned. Many times, the tenant is responsible for the maintenance and repairs as well. The tenant/buyer should make sure they are getting something in return, like monthly rent credits and a good option price.
When searching for a Rent to Own home, a tenant/buyer must be careful with who they are dealing with and make sure the company or person is reputable and conducts business properly.
