Rent to Own - How It Works

There are many ways that someone can structure a rent to own, (or lease purchase), transaction. The best way is one that benefits all parties, and eliminates the typical adversarial relationship between buyers and sellers. In a good Rent to Own transaction, the seller can get the ฝากขายทาวน์เฮ้าส์ price they need, and the buyer can get the terms (or time) they need in order to purchase.

For the purpose of this article, we'll discuss what a Rent to Own should offer for a buyer looking to get into a home.

Sometimes the price is set up front, and sometimes, it can be determined by the appraised value at the time the house is purchased. I prefer the purchase price to be set upfront. It is called the 'option price'. In the Rent to Own program with our company, a tenant/buyer signs a lease agreement, along with an option to purchase agreement. Then the tenant/buyer has the right to purchase the property during the lease period. The lease agreement is set up just like a normal lease agreement, except an 'option to buy' is also given in that same time frame.

Another difference in a normal rental agreement and a lease option (or lease purchase) agreement is that an 'option fee' is required upfront. This is required in order to receive the benefit of having the 'option to purchase' on the property. In a good lease option deal, make sure that this 'option fee' is 100% applied to the purchase price if/when the option is exercised (when tenant buys the home).

A very crucial and key benefit for a tenant looking for a rent to own house is making sure that 'rent credits' are given. These are credits given out of each rent payment, and are applied towards the purchase price each and every month the rent is paid. So the huge benefit of a good Rent to Own program is that someone can rent a property, and build equity in that property while leasing it.

The dangers of renting to own are that if you choose not to purchase the home, you can lose your option fee as well as any rent credits you have earned. Many times, the tenant is responsible for the maintenance and repairs as well. The tenant/buyer should make sure they are getting something in return, like monthly rent credits and a good option price.

When searching for a Rent to Own home, a tenant/buyer must be careful with who they are dealing with and make sure the company or person is reputable and conducts business properly.
