The buyer of 2011 is intensely focused on negotiating and has a complete buying strategy in mind before entering into negotiations. It tends to be a pride thing for many people, especially first time home buyers, as people love to brag to their friends about what a great deal they got.
They want value for their money and can afford to be much more critical in today's market. A smart seller will clean, update and stage their home for a sale, removing any possible buyer obstacles. This idea even applies to homes that are owned by the bank through a foreclosure or short sale. They are not looking to invest money in cleaning, carpeting, painting or upgrading.
