Knowing What Homebuyers Want

The homebuyer of today is picky, and with today's real estate market, they can afford to be. The term "buyer's market" doesn't even come close to explaining our current market state; it has gone way beyond that. A few of the things they are looking for are homes in move-in condition, rooms that can serve more than one purpose, outdoor living areas, decks, porches, patios, etc. Items that offer a touch of luxury are high on their list as well, like expensive countertops, top-notch appliances and luxurious garden tubs. Some buyers are also going back to the roots of home-buying and looking for solidly maintained houses that offer bang for their buck.

Move-In Condition

Buyers are now demanding properties in great condition. They want to invest their money in getting into a home, and not have to worry about anything hanging over their head. Today's home buyer has limited cash for a home purchase, and the concept of buying a "fixer-upper" is a thing of the past. A typical buyer comes into a transaction with enough funds to purchase the home, and that's it. They do not have available cash to be fixing your deficiencies.

Bargains

The concept of finding a bargain is not new, but it is more prevalent nowadays. The buyer of 2011 is intensely focused on negotiating and has a complete buying strategy in mind before entering into negotiations. It tends to be a pride thing for many people, especially first time home buyers, as people love to brag to their friends about what a great deal they got.

They want value for their money and can afford to be much more critical in today's market. A smart seller will clean, update and stage their home for a sale, removing any possible buyer obstacles. This idea even applies to homes that are owned by the bank through a foreclosure or short sale. They are not looking to invest money in cleaning, carpeting, painting or upgrading.

Outdoor Living

The last few ขายอาคารพาณิชย์ years have seen a turn towards buyers looking for outdoor living spaces, in the form of things like two-way fireplaces, outdoor kitchens and screened porches. A property with these amenities is very prominent on the market, and these are great selling points to mention.

Incentives

This goes together with a low price. Buyers love perks like furniture, gift cards, and of course, cash assistance with closing. This has caused negotiations to become a lot more difficult for sellers, as buyers not only want a great rock-bottom price, but they want extra incentives as well.
