Land Buying Tips

Buying acreage in the country side is a dream for many urban city dwellers who have gotten tired of the hectic, loud lifestyle of big city living. A great benefit to buying land miles away from a city is that the cost of the acreage is much cheaper. You will be able to acquire a lot of open land space the further you get away from the city since the prices are cheaper. Also, most individuals want to purchase acreage because they dream of building their perfect home from scratch in a peaceful and quiet area. If you find yourself in the same boat, here are a few land buying tips that can help you along the process.

Tip 1- Find out zoning requirements. You will need to check with local authorities and government, either the city, county, or state, to find out what the zoning ordinances are regarding building homes or other types of structures on the property you wish to purchase. This is very important to do before you decide on purchasing acreage. It's also a good idea to find out about future zoning plans and whether they plan to build shopping centers, airports, or malls near your property.

Tip 2- Find out about neighboring farms. Most people choose to move out into the country side to escape bad air quality and pollution, however, if you find yourself a neighbor to a pig farm, the air may not be any better in terms of smells. Also, certain animals can be heard for miles, so if it's peace and quiet you seek, make sure to check what types of farms are nearby.

Tip 3- Obtain a disclosure report on natural hazards or protected land. ขายอาคารพาณิชย์ Checking the property for soil problems, fire hazards, potential landslides, or even marshy land can tell you if the acreage is going to suit the needs you have when it comes to building the house of your dreams. Also, protected land will not be allowed to be built on, so you must check this before you purchase land.

Tip 4- Check utilities. One of the downfalls of buying land away from the city is the availability of utilities. If utilities have not yet been run to the property, you will need to find out how much this will cost so you won't be surprised once you go to start building.

After you have taken the time to find out these few things, you can feel comfortable purchasing land. It's very common to pay cash for land. While you can finance the acreage through a lending company, if you do not, you will need to obtain your own land appraisal when you go to make an offer. Once you purchase land, you are on the way to living in your very own dream home.
