Keeping Tenants Happy By Maintaining Your Properties

No tenant wants to live within a rundown property. If you do not have a contract with your tenant, then this could contribute to them leaving. Leaving your maintenance repairs to the last minute may seem like a promising idea, especially if they are not urgent. 1- Maintenance Doesn't Just Apply To Appliances

When performing your maintenance checks, you need to make sure that you check everything. This doesn't just apply to the gas and electrics. You need to check out the structural issues such as damp, degrading walls and even roof issues. Having a simple slate missing from the roof could lead to water coming through the ceiling, in turn this could lead to rot and then you have a serious problem on your hands. Make sure that you have your maintenance team check for these issues, and make sure they are thorough in their search

2- Tenants Don't Like Long Repair Jobs

Tenants hate long repair jobs. The last thing they want is a whole team of workers raiding their home, ripping down walls and plastering. If you fix the issue sooner than required then you will not have to perform long repairs. Smaller jobs also cost you more money, so you can make a saving while keeping both your tenants and your maintenance team happy.

3- Long Term Damage

Nothing strikes the price of a property worse than long term damage. Issues such as damp can contribute to this, and the tenant has to live with this problem until you fix it. Sometimes these issues are unavoidable, however if one of your properties does start to experience long term damage, you need to make sure you fix it appropriately. For example, if your roof tiles are weak and they let water through, instead of fixing the one tile, you may decide to replace the entire roof as a long term fix. This will be beneficial to the tenant, as they won't have to continually ring you to fix the next leak. Tenants will respect the fact that you are giving them a long term solution as opposed to a short fix, and this can contribute a lot to their happiness within the property.
