How to Deal With an Unreasonable Home Seller

After weeks, maybe months of searching, you have finally found a house where you want to spend your life and raise your family. It's in an ideal location, not far from work and great schools, and neighbors appear to be friendly. All that's left to do is work things out with the home's owner and soon you'll have the keys to a new life. If only it were so easy for everybody who buys a home - what if the seller should suddenly become difficult to negotiate with?

For those interested in buying a home, there is much more involved than placing a bid and signing paperwork. From the time you first tour your potential abode until everything is finalized, you will probably go back and forth with the seller - either by yourself or through an intermediary real estate agent - for days or even weeks until everything is set. Should a seller decide he or she is not making out as well as expected, you could find yourself at crossroads. This in turn delays the sale of the home or, in some cases, voids it altogether.

It's natural to want the best price for a home, and to come away on the plus side. With buying a home comes dealing with closing costs and other fees, and if you have an agent on your side he or she will see to it that you do not have to pay too much out of pocket. After all, you'll need your money for the mortgage and home improvements. In the event a seller becomes difficult to reason with during the sale process, though, here are a few things to remember:

1) Don't assume that because he/she is the seller that he/she has the upper hand. If you are able to learn how many other parties are interested in the home, you will find you are on even ground if there are no further bids. Don't feel intimidated by any seller.

2) Don't readily agree to demands. If you are set on owning the home, you don't want to come off as so desperate that you'll sign away everything to get it. Discuss strategies with your agent and let him/her handle the tough spots.

3) Don't lose your temper. Remain calm and collected throughout the home buying process. If you find tensions rising to the boiling point, suggest a coffee break to mull over figures and considerations before making contact with the seller again.

Through rational negotiation and attention to your situation, you can diffuse any problems you may encounter with a difficult seller. Confer with a real agent for the best course to take, so you get the home you want at a good price.
