Home Inspection Not An Option

Home inspection is one of the most often misunderstood components of the home buying experience. Especially if it is your first home ทาวน์เฮ้าส์มือสอง purchase.

One of the easiest ways to lose your hard earned money is to jump into a big investment like buying a home without first doing your homework.

We'll drive all over town, shopping at 5 different stores to save ten cents on a can of peas, or three cents on a gallon of gas. But when it comes time to purchase one of the biggest investments of our life, we'll often stop far short of being a smart shopper. We'll spend thousands more than we need to because we failed to do our due diligence.

Home inspection is one of the most common areas we neglect.

Maybe we think we know a great deal because we've always lived in a home. Or maybe we have an Uncle Ned who's good at fixing things so we let him have a look before we buy our first home.

Many times we get scared because we think, "What if I pay the fee and he says my intended home is bad? Now I'm out all that money and I still don't have a house."

Unfortunately, that sort of thinking, while all too common, is very shortsighted. In actuality, if the home inspector goes through your prospective home and finds all sorts of concerns, he has actually SAVED you a great deal of money.

Just imagine if you had bought the most house you could afford to make payments on, as most of us do. Now, after moving in you find that it needs thousands of dollars in additional repairs because the roof leaks or the electrical or plumbing systems fail.

Where are you going to get the additional money to pay for those needed repairs?

However, a good home inspector could have alerted you to these concerns before you closed on the home purchase. Can you see how that would have saved you money?

Home inspectors are especially valuable in uncovering problems that may be uncommon to the average person or homeowner. Especially when you consider that there are many shady home sellers and contractors who cover up rather than accurately correct problems.

Especially in this economy where home sales are down. Many homeowners, desperate to sell, will go to great lengths, often illegally, to cosmetically repair their home in an effort to sell faster. Some are very good and the average person could not tell these cosmetic repairs from an actual repair. But a good home inspector will know what to look for.

Hiring a good home inspector is one of the best things you can do to protect yourself going into any real estate transaction. When you consider that just one major home repair can cost many thousands of dollars, spending a few hundred on a home inspector is good insurance.

Buying a home is one of the biggest investments most people will make. Home inspection is a great way to keep from having your hard-earned dollars ripped off by unscrupulous sellers.
