Home Hunting Tips: Simple Steps to Avoid Pitfalls Before Making an Offer

Prospective home buyers typically walk through the house, they get a feel of the layout and try to gauge the space available for their favorite furniture. But there are quite a few things that can be checked before you decide to make an offer which your realtor might not bring to your attention. There could be hidden issues such as mold or termite which one tends to leave for the inspection stage (and some realtors will probably encourage that you "find and fix them during the inspection"). But by then you would have already paid a good-faith deposit, have hired an attorney and the inspector. Besides if your contract has completed attorney review before the inspection, you might be bound by the contract to allow the seller to fix the issues and proceed with the purchase. So here are a few basic items to remember when you make that first visit.

Remember to check both the basement and the attic - not just for storage - but because these are areas where any critical issues will be revealed. Since these areas typically have low lighting, carry a small torch when you go house hunting.

In the basement check for tell-tale signs of flooding such as worn out lower sections of wood paneling. Even if the house is not in a designated flood-zone, the sump pump installed may be inadequate during heavy flash thunderstorms which means you may have to invest in one. Use your torch check the sump hole - if it has a high water level especially if there has not been any rain recently it means the water table is high in the area which can be a concern during heavy rains. Also look for a white powdery substance accumulated around pipes which could be asbestos especially in older homes built before the 1980s.

Check that there is good ventilation in the attic. This typically is provided by small windows. Ventilation is important here as moisture rising from the lower levels of the house - originating from the kitchen and showers - needs an outlet. In the absence of this it will accumulate on the interior walls of the attic and under the roof. A critical item to check here is the presence of mold which is the result of accumulating moisture. Mold is a serious health hazard and very expensive to control and in fact can be a recurring issue even after treatment. To check for this look for a black shiny substance on the wooden surfaces - be careful to distinguish this from natural black coloring on the wood else you will look unnecessarily alarmist. Also check for signs of leakage under the roof - but this typically can be caught only if you visit during or just after wet weather.

Outside the house, try to get a gauge of what is in the immediate neighborhood. One of the most annoying things can be a freight train line which is not visible from the house but makes its presence known during the pre-dawn hours with a loud hoot. Another is having a major highway within a few hundred yards which will be quite during Sunday afternoons when you make your visit but emit a loud annoying hum on weekdays. You don't have to drive around the area to find these - with tools like Google maps you can scan the surroundings and figure out what is out there.

Though of course you will check how well-lit the living room is, how spacious the bedroom, the condition of the flooring and the age of the kitchen appliances, the above are a few tips which can help to avoid getting stuck in an offer you wish you had never made.
